East Abbotsford has a wide variety of properties.
The Sumas Prairie is primarily made up of farms and large acreages. Landmarks of note in the area are Birchwood Dairy, Eco Dairy and the Sumas Sub Station (which is now a private residence.) Sumas Elementary is the only school in the area. Near the Sumas Prairie is the neighbourhood known as Huntington, which is adjacent to the USA border crossing. Huntington has different styles of homes (of varying ages) mainly on residential lots. Near the USA border, Sumas Prairie and Huntington is a newer shopping development containing common big-box stores like Costco, Rona, Home Outfitters, Winners and Petsmart. There are also some light industrial and other commercial developments nearby, although not directly near homes.
Just up from the border crossing is the Sumas Hwy 1 entrance/exit 92 which takes travelers east or west. Just up from that is a section of commercial developments which includes Wal Mart, Home Depot, several gas stations and restaurants, a large strip mall and Save On Foods. Past that is the by-pass to the Abbotsford-Mission Highway and several more lovely residential neighbourhoods.
The McMillan area is popular and contains many nice family homes of varying ages. Within the same area are the developments of Mountain Village, Glen Mountain and Eagle Mountain. Eagle Mountain is a neighbourhood of newer executive homes, many with outstanding views of the Sumas Prairie. They range in price from $600,000 to over $1m. The McMillan and Mountain Village areas contain several good schools, including McMillan Elementary, Mountain Elementary, Fraser Middle and Yale Secondary. There are also a number of city parks, a curling club and the recently expanded Abbotsford Recreation Centre.
East Abbotsford is also home to the Clayburn and Sandy Hill neighbourhoods. These residential areas contain many nice family homes. There are good schools in the area, including Sandy Hill Elementary, Dr TA Swift Elementary, Ecole Margaret Stenerson Elementary, Clayburn Middle and Robert Bateman Secondary.
Clayburn Village is a charming historic area that features several brick heritage homes, a church and school (now available for special events rental) and a general store and tea shop. It is a quaint neighbourhood bordering Sandy Hill. Just up the mountain from the aforementioned East Abbotsford neighbourhoods are the newer developments of Auguston and Ledgeview. Auguston is a planned community of delightful, heritage-style homes and townhomes. It is in a semi-private, treed setting and is home to Auguston Elementary School. Around Ledgeview Golf Course there are other new subdivisions with mid-range and executive family homes. There is also another elementary school, Phillip Sheffield.
Further up the hill from Ledgeview and Auguston is Sumas Mountain, which is a rural area of acreages. There is also a First Nations Reserve down the other side of the hill, which connects back to the Mountain Village, Whatcom Hwy 1 entrance/exit and then the Barrowtown and Sumas Prairie areas.
Moving back down the mountain past Augston and Clayburn connects to the Matsqui Flats. This is another area of prime agricultural land that mainly contains farms. Landmarks of note are Lepp Farm Market, Wongs Produce and the heritage homes in Matsqui Village. The Abbotsford-Mission Hwy runs through the area; one direction will take you to across the Fraser River to the City of Mission and the other to East/Central Abbotsford. Matsqui Village is home to Matsqui Elementary School. Also in East Abbotsford is the private school, Abbotsford Christian. It is spread over three campuses and accomodates students from kindergarten through to grade 12.
Central Abbotsford is a large area that contains many commercial developments. From East Abbotsford, the area around McCallum Road and Alexander Elementary has several apartment buildings and townhouse complexes of varying ages as well as neighbourhoods of modest and mid-range older homes, many on large lots. Immediately adjacent are several gas stations and shops and the McCallum Road Hwy 1 entrance/exit. The Abbotsford Regional Hospital and Cancer Centre, the University of the Fraser Valley and the Abbotsford Sports and Entertainment Centre are all nearby.
Bordering the Abbotsford-Mission Hwy, East Abbotsford and Central Abbotsford is the Historic Downtown shopping area. Continuing towards the city centre are mixed areas of residential homes and commercial developments. The majority of commercial properties are along South Fraser Way, the main thoroughfare through Abbotsford. The city centre of Abbotsford boasts many shops, 2 malls, restaurants, several churches, a Sikh Gurdwara and numerous professional developments. Noteable big box stores include London Drugs, Future Shop, Real Canadian Superstore, Best Buy, Sport Chek, Safeway, Staples and Michaels.
Central Abbotsford is home to the large, beautiful Mill Lake Park (in addition to several smaller parks.) It is also home to Trethewey House and MSA Museum, the Provincial Courthouse, City Hall, The Reach Gallery-Museum, The Clearbrook Library, the Abbotsford Police Station, MSA Arena and the MSA Auditorium. There are several apartment buildings in the city centre; some are modest and others are luxurious. Schools throughout the area include Alexander Elementary, Abbotsford Middle, Abby Collegiate, Godson Elementary, Jackson Elementary and Ecole Centennial Park Elementary. There is also the private Catholic elementary school of St Anns.
West Abbotsford contains some commercial properties and a large number of residential developments around Clearbrook, Blueridge and Townline. Area residences are mainly subdivisions of modest and mid-range family homes although there are some pockets of executive homes as well as apartment buildings and townhouse complexes. Noteable spots in the area are the Ag-Rec Building (home to many special events and the flea market), Rotary Stadium, Matsqui Rec Centre (with wave pool) and the Centre Ice complex. There are several smaller city parks, numerous churches and another Sikh Gurdwara in West Abbotsford. There is also another Hwy 1 entrance/exit at Clearbrook Road.
Schools on this end of town include Ecole Chief Dan George Middle, Ecole WJ Mouat Secondary, Ecole Clearbrook Elementary, Blue Jay Elementary, Roberta Bondar Elementary, Howe Middle, Harry Sayers Elementary and Rick Hansen Secondary. There are also two more private schools: St John Brebeuf Catholic Secondary and the Mennonite Educational Institute which runs from preschool through to grade 12.
Further west is the Abbotsford Auto Mall at the Mt Lehman Hwy 1 entrance/exit. There are a few commercial properties around it and a large scale shopping development is being built there. Past that are the more rural areas of Pepin Brook (new executive homes along a beautiful vineyard), Bradner and Aberdeen. These again feature many farms and agricultural properties. Schools in the area include Abderdeen Elementary and Bradner Elementary.
*Running East to West on both the south (USA border) and north sides of the City of Abbotsford are many farms. Abbotsford has a large number of properties protected by the Agricultural Land Reserve. While it is a large city with numerous amenities, farming and agricultural-related business contribute significantly to the local economy.
Historic Downtown Abbotsford is bordered by East Abbotsford, Central Abbotsford and the Abbotsford-Mission Hwy. It is a smallish, traditional downtown area. Once the hub of shopping in the city, it has undergone significant improvements over the last few years. This area is home to many different clothing and home decor boutiques (locally-owned) a yoga studio, a gym and several fine delis and bakeries, in addition to various restaurants. It is a delightful place that has experienced a resurgence of visitors in the last few years.
The U-District is an up-and-coming area in Abbotsford. Located in the south-east area of Abbotsford near the McCallum Road Hwy 1 entrance/exit, it is home to the Abbotsford Sports and Entertainment Centre and, of course, the University of the Fraser Valley. The community is currently in the process of planning and expanding this area to be a true university district as seen in other cities.
